Investments in the US from abroad in Real Estate

The world and its economy have been in turmoil since the onset of the pandemic in early 2020. Emerging countries are currently imbued with very great uncertainty and the US with a historical record of vaccination appears on the economic map in the hope of seeing the light at the end of the tunnel.
All this makes that from the smallest investors to the largest they are attracted to invest in a market that seems to recover faster than the rest. Now, this text is for small investors to have a little information about what they are going to ask for, what to wait and what can happen from an investment in the US in Real Estate. And finally, I will leave you a few tips to keep in mind when evaluating an investment proposal
¿Qué necesita para invertir?
EEUU ofrece una facilidad enorme para invertir. No se necesita ningún tipo de visa o permiso migratorio. Todo el proceso se puede hacer remotamente, firmando los documentos con las firmas digitales y eso hace que además de ser muy transparente, comparado con otros paÃses. No es necesario, pero se aconseja, según el caso, abrir una Sociedad. La más común el una LLC (Limited Liability Company), esta compañÃa puede servirles para múltiples inversiones y de todo tipo. La apertura de la LLC como de la cuenta bancaria (que tampoco es necesaria) se puede hacer también de forma remota, en un proceso bastante sencillo y que no tarde más que un par de dÃas.
Asà pues usted puede desde el living de su casa en Argentina, Colombia o Ecuador, abrir una LLC, con su cuenta bancaria correspondiente, reservar una unidad, firmar los contratos requeridos y ser propietario de un inmueble en EEUU.
En todo este proceso solo le van a pedir su pasaporte vigente y el dinero necesario para la inversión y los gastos resultantes de ella.
What do you need to invest?
The US offers an enormous facility to invest. You do not need any type of visa or immigration permit. The entire process can be done remotely, signing the documents with digital signatures and that makes it very transparent, compared to other countries. It is not necessary, but it is advisable, depending on the case, to open a Company. The most common being an LLC (Limited Liability Company), this company can be used for multiple investments of all kinds. The opening of the LLC and the bank account (which is not necessary either) can also be done remotely, in a fairly simple process and that does not take more than a couple of days.
So you can, from the living room of your house in Argentina, Colombia or Ecuador, open an LLC, with your corresponding bank account, reserve a unit, sign the required contracts and be the owner of a property in the US.
In all this process they will only ask for your valid passport and the money necessary for the investment and the resulting expenses.
TIPs
One of the most important things to consider is the expenses of the process and the maintenance of the property and its tax structure.
Example, if they buy a property of 100K and promise them 10K of rent, in addition to subtracting the expenses of the Association (if it deserves it), the Property Tax or Property Tax also take into account the rental commissions, the annual renewal of the LLC (if they formed it), the tax presentation to the IRS (this is mandatory), the vacancy period or having the property without renting and the expenses for repairs (the older the property, the less collateral it has).
